Fire Door Compliance, Supply & Repair
Fire door compliance means every fire door in your building is the right fire-resistance rating for its location, fitted correctly, and inspected on a regular schedule — and being able to prove it. JC Solutions surveys, repairs, replaces and documents fire doors so that proof is always on file.
The legislation
Fire door duties in England sit under the Regulatory Reform (Fire Safety) Order 2005, the Fire Safety Act 2021, and the Fire Safety (England) Regulations 2022 — which added specific regulations which apply to both commercial and domestic buildings.
FD30 vs FD60
FD30 doors give 30 minutes of fire resistance and are the most common rating: most internal fire doors, including the doors to protected stairways in offices and blocks of flats, are FD30S (the S means smoke seals). FD60 doors give 60 minutes and are needed where the wall they sit in has to resist fire for longer, such as compartment walls between buildings and some stair and shaft enclosures in larger buildings. Building regulations guidance (Approved Document B) and your fire strategy set the rating for each door. Doors tested to the European standard are rated E30 and E60 instead.
Inspection frequency
BS 9999 recommends checking fire doors at least every six months, with more frequent checks in high-traffic areas. In blocks of flats over 11 metres, the Fire Safety (England) Regulations 2022 also make it a legal duty to check communal fire doors at least every three months and flat entrance doors at least every 12 months. Your fire risk assessment sets the exact schedule for your building.
What we check
Door leaf, frame, seals and intumescent strips, ironmongery (hinges, closers, latches), glazing, and signage — a full door assembly check, not just the leaf.
Who it's for
Schools, local authorities, retail and hospitality businesses, and principal contractors managing fire safety across occupied buildings.

Frequently asked
Fire Doors — questions we get asked

How often should fire doors be inspected in a commercial building?
BS 9999 recommends at least every six months, with more frequent checks for high-traffic doors, though your building’s fire risk assessment sets the exact requirement.
What's the difference between an FD30 and FD60 fire door?
The number is the minutes of fire resistance the door provides — FD30 for 30 minutes, FD60 for 60. FD30 is the most common rating, including for most protected stairways; FD60 is needed where the wall the door sits in must resist fire for longer, such as a compartment wall between buildings.
Who is legally responsible for fire door compliance?
The 'Responsible Person' for the building under UK fire safety law — typically the employer, building owner or managing agent — though the practical inspection and repair work is usually contracted out to a specialist like JC Solutions.
Do you supply and install replacement fire doors, or only carry out inspections?
Both — we carry out compliance surveys and inspections, and supply, repair or replace doors where they’ve failed.
